The turn list

What we do between tenants

Four lines cover most turns. Each has its own page with what the visit includes and how it is priced.

  • A white smoke alarm seen from the front against a black background

    Smoke and CO alarms

Every alarm replaced and tested, so the unit starts the lease with working ones.

  • A white bathroom sink and faucet with outlets on the wall behind

    GFCI outlets

Outlets near water replaced with GFCI outlets and tested.

    GFCI line
  • A white duplex wall outlet on a textured wall

    Outlets and switches

Cracked, loose and painted-over devices replaced, with new plates.

    Device line
  • A brass and white glass flush ceiling light on a pale wall

    Light fixtures and fans

Fixtures and ceiling fans hung, wired and tested.

What we price before we touch it

  • Wire behind a finished wall

Moving or adding an outlet, or running a new wire, is priced by the job once we have seen the wall.

  • New circuits and panels

A new circuit, a subpanel or a panel swap needs a permit and a written price first.

  • Anything the crew finds

Dead circuits, scorched devices and unlabeled breakers get a photo and a price. Nothing starts without your yes.
