Fixture line

Fixtures and fans between tenants

A missing, broken or mismatched fixture gets a new one, hung on the box that is already there, wired and tested. You supply the fixture; the labor and the connectors are in the price.

When it is on the list

Signs the line is needed

  • A bare bulb or an empty box

Missing fixtures leave wires capped in the ceiling. We hang the new one and test the light.

  • A fixture that flickers

The fixture, the socket or a loose connection are the first three places we look.

  • A fan that wobbles or hums

A fan that is not on a fan-rated box is flagged before it is hung.

  • A mismatched set

Units that read as different rooms at a showing are easier to rent when the fixtures match.

The visit

What the visit includes

  1. Check the boxes

Before a fixture goes up, we check that the box holds it, and a fan needs a fan-rated one.

  2. Hang and wire

The old fixture comes down, the new one goes up on the same box, and the connections are made up.

  3. Test

Each light is switched on and off, and each fan is run on every speed.

  4. Photo list

You get a photo of each new fixture, by room.

Questions about this line

Who buys the fixtures?

You do, or you tell us the model and we price it at cost. Labor, connectors and testing are in the price either way.

What if the ceiling box will not carry a fan?

A new fan-rated box or a new wire to the ceiling is priced before the work, because it means opening the ceiling.

Do you install lights in new places?

That is new wire. It is priced by the job once we have seen the ceiling.
