Turn list pricing

How every line is priced, by unit size

Pick the size of the unit and read down its list. The photo list and the work order number are on every one.

    • Smoke and CO alarms: every alarm replaced and tested
    • GFCI outlets: replaced and tested
    • Outlets and switches: replaced, with new plates
    • Light fixtures: yours hung and tested
    • All four lines, one visit
    • Photo of every line, sorted by room
  • 3 bedrooms or more

About 6 alarms, 5 GFCI outlets, 16 devices, 8 fixtures

    • Outlets and switches: replaced, with new plates
    • Light fixtures: yours hung and tested

The counts in each column are approximate. Standard white alarms, GFCI outlets, devices and plates are in the price; fixtures are yours. More items are priced per item on the pricing page, and wire behind a finished wall is priced before work.

One crew, one visit

The whole list, worked by one crew

The crew that takes your work order works every line in the vacant unit, tests it, and photographs it by room.

  • Alarms, GFCI outlets, devices and fixtures in the same visit

  • A photo of each new alarm and each tested outlet, sent by room

  • The work order number on the invoice, with the lines as priced

What property managers say about the list and the invoice

“The alarm line used to take three trips. This crew did every unit in one visit, and the photo list went straight into the file.”

Stacey F.Property manager, 40 units

“I send the unit size and get a price I can read. The invoice matches the work order number, line by line.”

Rohit I.Owner of a fourplex in Binghampton

“When they found an outlet that was scorched behind a stove, they stopped, sent a photo and a price, and waited for my answer.”

Questions about turns, scope and prices

What if the unit needs more than the list?

The crew stops at the list. If it finds something else, such as a dead circuit or a scorched outlet, you get a photo and a written price, and nothing off the list is started until you say yes.

Is the price final?

It is the price for the counts in each column, written down before the work. A bigger count is priced per item on the pricing page, and wiring behind a finished wall is priced before the work.

Who supplies the alarms and devices?

We supply standard white alarms, GFCI outlets, outlets, switches and plates, and they are in the price. Fixtures are yours to supply.

Do you work in occupied units?

Turns are for vacant units. If a tenant is still living in the unit, call before you send the work order and we will say whether the list can wait.

Do you do emergency work?

No. We do not run an after-hours line. If there is fire, call 911. For a burning smell or sparks, and if it is safe, turn off the breaker and call us in the morning.

Are you licensed and insured?

Yes. The license line is in the footer of every page with a link to the state lookup, and a certificate of insurance goes out with your first work order.
